 Preventive Maintenance

            Services included in monthly fee structure

·         to inspect and disclose structural and mechanical problems before they

                        lead to major repairs

·         Secure the property – windows, doors & handrails

Services billed on case by case basis *

·         Change locks and re-key were appropriate

·         Winterizing the baths and kitchens as appropriate

 Corrective Maintenance

            Services included in monthly fee structure

·         Identifying and addressing needed repairs regarding equipment,

utilities, living space and general compliance standards

·         Roof repair & tarping

·         Demolition

Minimal Tenant Occupied Package 

In addition to the routine, preventive and corrective maintenance services the following tenant relationship/manager/owner services will be provided:

            Services included in monthly fee structure

·         Coordination of rehab plan with owner and contractor

·         Identify code violations

·         Marketing of the property for rent

·         Title search / valuation assessment (BPO’s)

·         Tenant screening and approval (credit and background checks)

·         Prior landlord and employment references performed

·         Lease agreements/contracts

·         Rent collection

·         Resolution of tenant issues

·         Act as liaison for owner in regards to Section 8 and/or HUD

·         Financial reporting, setting up of escrow accounts

Services billed on case by case basis *

·         Legal assistance (court filings, recording fees, etc.)

·         Abatement of code violations

·         Eviction processing

·         Clean out and maid service of each apartment
